Residential fire sprinklers in Shaw

Shaw is condo conversion country. The Victorian rowhouses along the numbered streets and the blocks around the convention center are three story brick with a basement, and a developer buys one, cuts it into two or three units, and sells them off. The number of units is the whole sprinkler question in this neighborhood. Two units stays a residential 13D system, which is our lane and priced on our published table. Three or more units puts the building in NFPA 13R territory, which is a commercial system with a different design standard, and we tell you that at the first call rather than after a site visit.

That line matters because it changes the budget by more than the sprinkler cost. A two unit conversion keeps the project inside the residential permit world: a 13D system, a hydraulic calculation, and DOB plan review on the permit set. Three units means a 13R design, and a project that was penciled as a two flat with a bonus unit becomes a different kind of building. We have talked more than one Shaw developer through that math before they closed on the house, and it is a free conversation.

The other half of our Shaw work is the buildings that already got converted. A two unit condo built out ten years ago has a 13D system that the association owns jointly, and usually nobody has looked at it since the certificate of occupancy. We inspect those systems, test the alarm and flow switch, check for painted or blocked heads, and give the association a written report they can put in the minutes. Small condo buildings in Shaw also tend to share a water service between the units, so when a repair or a change in demand comes up, the records check with DC Water is part of the visit.
