Residential fire sprinklers in Brookland

Brookland does not look like the rest of the District. The blocks around the Metro and up toward the university are detached and semi detached houses on real yards, many of them frame construction from the early 1900s, with a wave of new infill townhouses filling the gaps over the past decade. That mix gives us two very different kinds of customer on the same street. The older houses have never had a sprinkler and only meet the rule when the owner builds something. The newer townhouses were sprinklered from the start, because every new house and townhouse in DC gets a 13D system as part of the permit, and their owners are now the ones calling about inspections.

On the older stock, additions are the driver. A detached house on a Brookland lot has room to grow that a rowhouse does not, so we see rear additions, second story additions over a one story wing, and detached garages turned into living space. Whether the addition alone brings the house into the sprinkler requirement is a question for the permit set at DOB, and it depends on scope, so we read the drawings before we say yes or no. When a garage or a basement becomes a second unit, two units is still 13D, and the system covers the house.

On the newer stock, the calls are about a system somebody else installed. A townhouse built in the last ten years has a 13D system behind the drywall, a riser in a closet, and an owner who was handed the keys without a word about it. We inspect those systems, test the flow switch and the alarm, and fix the common problems: a painted head, a closed valve after a plumbing repair, a riser nobody has drained. The newer systems are simpler to service than a retrofit, and the visit usually ends with a short list rather than a big number.

What it costs in Brookland

Same published table as everywhere we work. New construction, including new houses, townhouses, and new ADUs, runs $1.35 to $1.60 per sprinklered square foot. Retrofits in an existing house run $2 to $7 per sprinklered square foot, toward the top when ceilings are finished and the house is occupied, toward the bottom when the walls are already open.
