Residential fire sprinklers in Anacostia
Part of our East of the River service area
Anacostia is one of the oldest neighborhoods in the District and much of it sits inside a designated historic district, which changes how a sprinkler job runs from the first meeting. The housing stock is a mix of frame cottages and small brick rowhouses, some dating back well over a century, alongside vacant lots that are now getting new infill houses. The new houses are the straightforward part: every new house and townhouse in DC gets a 13D system with the permit, and on an open framed infill build the sprinkler work is priced and scheduled like any other trade.
The renovations are where the neighborhood asks more of us. A gut renovation of a frame house that has been vacant for years is a full retrofit, and the exterior is under historic review while the interior is being reworked. In practice that means the riser location, the water service entry, and anything visible from the street get planned with the review in mind, so the sprinkler system never becomes the reason a project stalls. Older frame houses also bring balloon framing and open chases that change how we run pipe.
Water service is the third piece. Many of these houses have services as old as the buildings, and a renovation that adds bedrooms or a second unit puts sprinkler demand on a line that was never sized for it. We pull the records with DC Water before we quote and tell you whether the service will carry the calculation. Investors bringing a vacant Anacostia house back to life usually have the walls open anyway, which puts the retrofit toward the lower end of our range, and gives us the chance to do the job right once.
Why Anacostia calls us
- We plan riser and service entry locations with the historic district review in mind, so the sprinkler system does not stall the permit.
- Frame houses and old brick rowhouses each get a pipe plan that fits the structure, not a generic layout.
- New infill builds in Anacostia get a 13D system priced as a trade in the permit set.
- Water service records are checked with DC Water before the quote, not after.
What it costs in Anacostia
Same published table as everywhere we work. New construction, including new houses, townhouses, and new ADUs, runs $1.35 to $1.60 per sprinklered square foot. Retrofits in an existing house run $2 to $7 per sprinklered square foot, toward the top when ceilings are finished and the house is occupied, toward the bottom when the walls are already open. Water service upgrades are priced separately after we check the records with DC Water. The full breakdown is on the cost page, the unit count rules are on the ADU and conversion guide, the service line question is covered on the water service page, and existing systems are handled through inspection and repair.
Anacostia questions, answered
Does the Anacostia historic district change how a sprinkler system gets installed?
It changes the planning. Historic review is concerned with what is visible from the street, so we place the riser, any exterior alarm bell, and the water service entry with that in mind and keep the review from becoming a sprinkler problem. The 13D system itself is designed the same way as anywhere else in the District. If you already have a review consultant, we coordinate with them.
I am renovating a long vacant frame house in Anacostia. Is a sprinkler retrofit required?
That comes down to the scope of the permit and what DOB plan review says, and a gut renovation that adds units or substantially rebuilds the house is the kind of scope that brings sprinklers in. If the house becomes two units, it is 13D and the system covers the building. Since the walls are usually open on these projects, the retrofit is priced toward the lower end of our $2 to $7 per sprinklered square foot range.
What does a 13D system cost on a new infill house in Anacostia?
New construction runs $1.35 to $1.60 per sprinklered square foot, and an infill lot with open framing lands inside that range. The number that can move is the water service: a new house on a lot that has had no service for decades may need a new or upsized tap, which is priced separately after we check the records with DC Water.
